Overview

Bawley Bush Retreat and Cottages is a coastal, secluded, lakeside 4 star multi-purpose tourist facility on the beautiful mid NSW South Coast. It has all the self-catered function and accommodation facilities you could possibly need to celebrate a life event like a wedding or major birthday or hold a teaching retreat or convene a seminar. Or, if you just want to wind down with your lover over a romantic weekend or holiday with your family (and/or pet) then our stylish bush cottages, apartments or luxury caravan all offer perfect options.

Wattlebird Bush Apartment
Wattlebird is a charming 2-level bush apartment rated by Star Ratings Australia at 4 stars and suitable for 2-4 or, at a push, a family of 5 people. It is our smallets and most economical cottage offering bush views and parking immediately alongside. It is more in the bush than our other bush apartments and has a lawn with burrawangs, verandahs to both north and east. Wattlebird has no guest neighbours but note that our adjacent linen room and cleaner's store may be in use by staff between 10am and 2pm on some weekdays.
Features
Upstairs there is a carpeted 20sq metre study-bedroom with windows to the north and east. It contains a king bed (that can be unzipped into singles if required), a built-in wardrobe, a very large library of books, TV/video/DVD, bedside tables and chairs. There is room in the bedroom for a single fold-up bed to be added.
Downstairs there is a good-sized bathroom containing a shower, toilet and hand basin. The separate galley kitchen, set up for 5, features an ironbark benchtop, a 2-burner LPG hotplate, a Fisher and Paykel dish-drawer, microwave/convection oven, 250 litre fridge with freezer and plenty of storage for guest supplies. The downstairs lounge/dining area has a large north-facing window with a glass sliding door and a colonial timber and glass door to the east verandah. There is a 3 seater chaise-longue and an under-stair nook/reading lounge that can be set up as a single bed. Wattlebird has a porcelain-tiled floor with floor rug, contains a Ned Kelly pot belly stove with free wood supply. There is a coffee table (but no dining table or chairs inside this unit), a radio/cd player, high def digital 48cm TV with inbuilt DVD player.
Under the veranda outside there are comfortable wicker chairs, a table, two sunlounges and a Weber BabyQ gas BBQ/oven.
Communal laundry facilities are available nearby.
Your well trained pooch is welcome (extra tariff applies) though not on furniture or upstairs on carpeted floor.

Oystercatcher and Cormorant (Seabird) bush apartments
Cormorant and Oystercatcher bush apartments are positioned to appeal to guests for whom privacy, nature, water, bush and open space is just as important as high quality accommodation. Each, rated at 4-stars by Stars Rating Australia, overlooks a wide expanse of lawn towards pristine Lake Willinga, 100m away. Each apartment is completely self-contained with a downstairs kitchenette/dining/lounge area, mezzanine-level bathroom and an upstairs bedroom. Though Cormorant and Oystercatcher adjoin each other they do so only by their common bathroom walls. Double brickwork, double fire doors, outdoor screens and plantings provide sound and visual separation.
Apartments can be linked to form 3BR "Seabird" Cottage
These apartments in their base 1-bedroom configuration are perfect for couples. Though they have only kitchenettes they work well for families or groups because the two units can be internally linked together to form a large self-contained cottage or suite. As such the pair can comfortably accommodate 6 in 3 bedrooms. As many as 8-10 in could be accommodated in 4 dormitory-style bedrooms for an event where the Cafe Cottage kitchen is used for group catering/dining. The apartments link through double fire doors, normally locked, at the mezzanine level, adjacent to the bathrooms. When linked each of the lounge-rooms with its sofa bed can become an extra bedroom. In linked configuration each room has direct access to the 2 bathrooms.
Features
The apartments feature hardwood that was sourced on site throughout. The spacious upstairs bedrooms have high ceilings, unzippable king beds and a second TV/DVD. A desk is set under the picture window overlooking the lawns and lake. The perfect place to be creative.
The lounge area in each unit is tiled and contains comfortable queen-sized sofa (bed), 2 wicker armchairs and a pot belly stove. There is a CD/tuner, audio bluetooth player and a free-to-air HDTV with built-in DVD player. Each kitchenette contains a 2-burner LPG stove, an extra electric cooker, combination convection/microwave oven, 250-litre refrigerator/freezer, dishwashing drawer and cookware. The dining areas have timber round tables and hardwood dining chairs. Both Oystercatcher and Cormorant have separate outdoor LPG BBQ areas and secure dog yards at the rear.

Chefs Cottage
In the bush with lake glimpses, Chef's is our most requested cottage. It is certainly the one to book for a couple's romantic weekend retreat or if privacy and seclusion for up to 8 is important to you. It is a high quality earth brick, hand-finished cottage with a loft and a straw-lined cathedral roof supported by recycled ironbark bridge beams. The high ceilings and extensive use of natural materials impart a very comfortable and rustic older-world ambience.
With a queen-bed and a king-bed bedroom downstairs you can choose, on arrival, which bedroom best suits. The bathroom contains a flushing toilet (some of our cottages have composting toilets), shower and hand basin and adjoins the two downstairs bedrooms. A large loft upstairs is normally configured with 2 king singles (they can be zipped to kings) with room for up to 2 extra (fold-up) singles if required. Because all of our king beds can be unzipped to make singles, a total of 3 couples (or 1 couple in the queen room and up to 4 singles elsewhere) can be comfortably accommodated in Chef's Cottage. With foldup beds in the loft a squeezy maximum of 8 can be accommodated if required.
The kitchen will be enjoyed by those who like to cook. The island preparation bench provides a focus for socialising while preparing food. There is sufficient crockery, cutlery and glasses for a party of 10. Chefs kitchen has an all-gas 600mm stove with a fan-forced oven, 3/4-sized refrigerator, single dishwasher-drawer and microwave. We have plans to upgrade kitchen features and equipment through 2016. The relaxing area has a 2-seater and 3-seater lounge with ottaman and a coffee table in front of a cosy potbelly stove. Electronic gadgets include a Bluetooth/CDplayer/tuner, free-to-air flat screen TV/DVD player. There are two comfortable dining tables seating up to 8, one an expandable table inside and the other on the outside covered deck.The deck itself is very private and offers lake glimpses through a south coast forest of spotted gums, blackbutts and cycads.
There is one inside bathroom downstairs with a shower that incorporates a picture window to the bush. Outside there is a private and romantic claw-foot bath with bush views. A separate outside shower enables alfresco showering to wash off beach sand before going inside. Also outside there is a Weber Q (oven-style) gas BBQ.

Cafe Cottage
Café is a large 4-star-rated cottage with 3 king-bed bedrooms, a king-bed loft, a lounge room with sofa bed, dining area, catering kitchen and bathrooms. It can be the perfect romantic in-the-bush retreat for a couple or it can be the hub for a large family get-together. It is good for sleeping more than 9 people and its kitchen is capable of handling up to 100 people. It is so comfortable and has such flexibility you may need to read everything below to decide how it can best suit your needs.
The kitchen
Cafe Cottage has a commercial-standard kitchen containing plenty of space for hired help, friends or helpers while preparing food. Equipment includes domestic and commercial LPG stoves, a freezer, 2 X refrigerators, domestic and commercial dishwashers, microwave, salamander, urn, kettle and toaster. There is sufficient cookware, crockery,cutlery and glassware to prepare for and serve 100 people.
Dining
For families and small groups there is an artisan-made forest redgum dining table with 10 hardwood chairs. With lounge furniture removed to the veranda and tables put in their place, 20 diners can be comfortably seated inside. A party of more than 20 seated diners could be also be accommodated on the Cafe veranda alone. There is a large hooded BBQ on the veranda.
Lounge
The Cafe Cottage lounge contains a queen sofa-lounge, armchairs, a large coffee table, a CD player/tuner/iPod dock, TV (free-to-air only)/DVD player and a pot belly stove. The room can seat 10-12.
Sleeping
For sleeping there are two king bedrooms downstairs and one upstairs. Our king beds can all be unzipped into singles. A third sleeping position can be added as a foldup bed in the upstairs king bedroom. King single foldup beds in the adjacent loft room are often put together to form a king double. In fact there is sufficient loft space for a third sleeper if required. The lounge room has a queen sized sofa lounge-bed. A single fold-up bed can also be placed in a space that adjoins the dining table.
Bathrooms
Bathroom facilities consist of a downstairs shower and hand-basin room separate from an adjacent (flushing) toilet room. These facilities are adjacent to the downstairs king bedrooms making these rooms suitable for mobility impaired people. An Australian-standard handicapped flushing toilet and shower is accessible from the shared-access (with Cockatoo Room) foyer. There is also a (composting) toilet outdoors and a common laundry room outside the back door. There is no upstairs bathroom.
Leisure living
Café Cottage has a gas BBQ on the veranda, large lawns and garden nooks that provide additional entertainment or retreat space. There is a secluded outdoor claw-foot bath (hot and cold water) to laze in and enjoy the bush while bathing. The cottage is beautiful, rustic and very comfortable. While Cafe Cottage sounds grand and can cater for largish groups, it truly is also an ideal enjoyable and spacious holiday retreat for 1-2 couples. We know, because we happily lived there before we built our house by the dam and renovated it.

Cockatoo-as-a-cottage
The Cockatoo Room of 100sqm has a normal configuration as a function room. When not booked for a function it is available as a large economical open-plan cottage that many of our guests enjoy. It is especially suitable for family and/or small group stays over the summer holidays when the demand for functions is low. Though no longer rated, in the recent past it was rated by AAA at 3 stars. This is because the Cockatoo Room is adapted for sleeping rather than specially built for it. Though not as homely as the other cottages, for some guests Cockatoo more than makes up for this in space and flexibility of use and also economy of tariff. In addition to sleeping the space can be used for games (table tennis tables provided), bodywork (eg yoga) as well as utilising its professional quality audio/visual equipment and polished timber floors for such uses as rehearsing or dancing.
Sleeping accommodation consists of 2 X queen-sized fold-up sofa beds (now with extra deep mattresses). The room can also accommodate as many single fold-ups as needed. Please note the sofa beds are not standard hotel beds and are moveable on lockable wheels. Private sleeping compartments for the sofa beds can be created by drawing hospital-style curtains around them. Each of the sofa-bed sleeping positions has it's own reading light.
The Cockatoo kitchenette services up to 10 people. It has a large fridge, bar-style freezer, dish-drawer, gas cooktop, microwave, kettle and toaster. You can dine inside or out: inside around an 8-seat timber table with cane chairs (or using as many of the conference tables and chairs as you like); outside on the private verandah or in the gazebo using outdoor furniture. Cockatoo has its own BBQs, one of which can double as an oven (there being no oven in the kitchenette).
Cockatoo-as-a-cottage has an an exclusive-use shower/toilet and separate toilet both accessed from the outside verandah. It also has shared access to a disability-compliant toilet and shower/bathroom with Cafe Cottage from the foyer that separates the two buildings. Apart from the sofa beds already mentioned interior furnishings include a window seat, as many stackable chairs and tables as desired, a wood heater, dimmable lighting and overhead fans. All doors and windows have blinds for privacy. Guests also enjoy unfettered access to table tennis tables and table-tennis equipment, widescreen HDTV, DVD player, mini hi-fi, sophisticated audio equipment (microphones, main speakers, fold-backs and mixing desk), stage lighting, overhead projector, large format screen and mirror ball. The room has two sets of bifolding windows, one of which is screened against insects.
Cockatoo-as-a-cottage can be booked in exactly the same manner as our other cottages, either on-line by clicking the attached Book Now button or by contacting us by email or by phone...but note, it can be booked separately from Cafe Cottage only within 10 weeks from current date.

Kookaburra Cottage
Kookaburra Cottage located just off our entrance road, has been our 3 bedroom residence and office since it was completed in 2005. We are sometimes away travelling and during such times we make Kookaburra available for booking just like other cottages. It will be available over the peak period 2012/13, March-May 2013 and occasionally at other times.. A maximum of 8 people can be accommodated.
Kookaburra is larger, better appointed and more homely than our other cottages. It has a beautiful view over the immediately adjacent dam. It has not been rated by AAA but if it was it would be higher than our 4 regular star cottages, probably between 4.5 and 5 stars. Our ownstairs office will be locked off from guest access but will be visited through its external door for short periods from time to time by staff.
Soft external lighting enables night-time arrivals to view beautiful reflections on the adjacent dam. Kookaburra is timber-framed but clad in compressed earth bricks we made on site. It is fully insulated and upstairs rooms are air-conditioned. Earth bricks are also featured inside, mainly for temperature moderation reasons. Like all of our cottages, exposed Australian hardwood timber is extensively featured and downstairs floors are all tiled. As part of our commitment to sustainability, toilets are composting ones. Drinking water is separate from shower and laundry water and waste systems are streamed to allow maximum recycling.
Bedding configuration
Kookaburra is capable of sleeping up to 2 in each of its 3 bedrooms -- 1x king bed downstairs, 1 X king (or 2 king singles) upstairs and 1 X queen bed upstairs. Extra people (but max 8 in cottage altogether) can be accommodated in a third or fourth bed in the king room upstairs or in the lounge room (up to 2 singles on lounges or in foldup beds).
Kitchen/dining
Kookaburra has a spacious farmhouse-style kitchen containing a Stanley wood stove with a water jacket (complementing solar hot water heating) and an Emilia gas stove (with fan-forced oven). There is an internally/externally accessed wood cupboard. Large bi-folding timber windows above the sink give the kitchen an outdoor feel. The kitchen is stocked with every appliance an accomplished cook is likely to require as well as enough crockery/cutlery etc to serve 10. The island unit has stools for social food preparation. Though the owners fridge will be stocked with private supplies, a separate fridge and drinks bar fridge is provided for guests The dining area, adjacent to the kitchen contains a large extended-leaf english oak dining table with seating for up to 10 people. There is a sound system for use with an Ipod or similar.
Lounge
Contains a Moran lounge and chaise-longue that can sleep two singles if needed as well as a separate 2-seater lounge. There is also a swivelling lounge chair, coffee table, large format TV (set-top box receives all digital stations), DVD and CD. The room also contains a Saxon wood heater that also has a wetback to heat water. The timber bifolding windows and verandah door overlooking the dam have curtains that can be warmly drawn during the winter.
Downstairs bedroom
The main bedroom looks out over the verandah to the dam. It has a king sized bed (not divisable into singles), bedside tables, TV and DVD player and an oil-filled electric heater for casual winter use. It has a walk-in robe available for guest use, an ensuite toilet and shower.
Upstairs bedrooms
There are two bedrooms upstairs.They are carpeted and are air-conditioned by external split-cycle systems. The king bed can be unzipped by us to make two singles for guests if required. There is space, if required in the king room to put in another foldup single bed.The queen bedroom has less free floor space spacious but is comfortable. Both rooms can be used for study or work having large timber desk-tops sitting below large picture windows that overlook the dam.
Bathroom/toilets
Downstairs there is a bathroom with a bath and shower-over-bath separate from the main bedroom ensuite mentioned above There is also a separate toilet (composting). There is no bathroom or toilet upstairs.
Laundry
The laundry has a large washing machine, dryer, iron and ironing board. Clothes can be hung to dry on the rear washing line.
Locked downstairs room/office
Kookaburra contains the Bawley Bush Cottages office off the eastern verandah downstairs. This room will be separately locked when the cottage is being used by guests. Access to it by staff may be required once a week on a Tuesday for a few weekday hours or at amy time in an emergency (such as failure of on-site internet services). As far as is possible, if access is required it will be done with notice to booked guests.
Verandahs/carport
Kookaburra has verandas on three sides. The east verandah allows all-weather access from the 2-car carport to the house. The north verandah allows hip-high access to the vegetable garden. The kitchen bi-folding windows also overlook the garden.To the west there is a large tiled and adjoining over-dam timber veranda which is just great for relaxing or entertaining. Outdoor tables and chairs as well as sun lounges complete the setting. A Weber gas oven-style BBQ and table-tennis table is at the northern end. There is no veranda to the south.

Glamp camp in Wombat
Glamp camp in Wombat, our fully self-contained luxury Jayco Sterling 23ft caravan with annex. Wombat is privately located located on our weather-protected hilltop with a northerly view of beautiful forest and understory. Wombat is spacious because its 2 slide-out walls enable an unexpectedly large lounge room and a bedroom with a comfortable full queen sized bed you can walk around. It is suitable for a couple only. Your dog is welcome too (extra tariff) but it is not permitted on furniture, should be tick protected and restrained from hunting wildlife.
Wombat contains a 3-burner gas stove, gas grill and gas oven, microwave, 3/4 size refrigerator/freezer, air-conditioner, TV/DVD, bluetooth/NFC/earphone-jack music player and radio/CD. It is wi-fi enabled, connected to 240 volt electricity and the retreat's drinking water system. It has an internal shower and toilet. There is carparking alongside and, contrasting with a caravan park or camp ground, there is no immediate neighbour.
The 5m X 2m awning/annex attached contains a comfortable older-style lounge setting. Overlooking the private bush view is an outdoor setting and an oven-style gas BBQ. Wombat is not rated by Star Ratings Australia but, as you will see from the photos, it does offer the best caravan comfort available. All linen is provided.
Laundry
There is a small caravan washing machine inside and a clothes line outside. There is a common laundry on the property with full sized washing machine and dryer,.
Property Access
Wombat guests enjoy the same whole-of-property access as cottage guests: use of kayaks to paddle to beach, bushwalks, lawns etc etc. Your booking confirmation will contain a login code to in-house guest information so you can plan drives, book restaurants etc etc in advance.
Toilet servicing
Wombat is fitted with a standard caravan toilet cassette and this will be serviced every second day.

Getting There and Distances

Bawley Bush Cottages is on the NSW south coast, 3 kms off the Princes Highway at Termeil, approx halfway between Ulladulla and Batemans Bay. We are at the end of Willinga Road and adjacent to Lake Willinga. Our cottages are 3 kms by road and 20 mins by kayak from the nearest beach, just over 2 hours from Canberra and 3.5 hours from Sydney.
